Where the living area meets the Andaman Sea

Villa 21.08 is a refined expression of scale and lifestyle, set on a 2,300 sqm plot with 1,900 sqm of interior space. Designed to accommodate both private family life and formal entertaining, the residence is carefully organized into distinct yet fluid zones.

The basement level is dedicated to leisure and collecting, featuring a six-car garage alongside a gym, wellness area, cigar lounge, wine room, cinema, and golf simulator—creating a self-contained retreat.

On the ground floor, the villa balances informality and ceremony. A family wing with two kitchens, dining, and living areas supports daily life, while a separate formal reception and dining space is tailored for hosting. An office with independent access allows for business activities to remain discreet.

The first floors house eight bedrooms and the second floor a 150 sqm master suite conceived as a private apartment, complete with its own salon and hairdressing area.

Outdoors, a 40-meter swimming pool anchors the landscape, surrounded by open-air living and dining spaces. A padel court and outdoor gym are discreetly integrated into the garden, completing this hyper-luxury residence in Dubai—an architecture shaped around family, events, and an elevated way of living
