The money is sitting in your phone right now. People you've met, talked to, helped, or sold to. Most agents make contact twice and give up. The fortune is in follow up that feels human, not automated garbage they can delete in one click.

Content that builds trust before you call.

When someone has watched 30 of your videos they already know you, like you, and trust you before you ever speak. That first conversation is completely different. Stop waiting to feel ready to post and start showing up.

3 reasons your house is sitting longer than average:

Price.
Presentation.
Marketing.

It’s usually one of these, or all three.

If your price is too high, buyers scroll past.
If your presentation is weak, they don’t feel connected.
If your marketing is outdated, they may never even see it.

And this is where sellers need to be honest.

The market has changed. Buyers are online, watching video, scrolling social media, and making decisions before they ever book a showing.

If your agent is still relying on MLS, a sign, and a basic “new listing” post, that’s not marketing. That’s uploading.

STOP doing renovations before listing your home that won’t get you a return.

This is where so many sellers lose money.

They think they need to renovate the kitchen, redo the floors, finish the basement, change every light fixture, repaint every room, and make the home “perfect” before they list.

But here’s the truth:

Not every renovation adds value.
Not every upgrade attracts the right buyer.
And not every dollar you spend will come back to you on closing day.

Sometimes a $500 fix makes a bigger impact than a $15,000 project.

Before you start ripping things apart, talk to a Realtor who actually understands buyer behaviour, market demand, pricing strategy, and return on investment.
