Over recent months I’ve attended several properties in the Gateway Development in Leeds to give a second opinion or a quote to replace a water heater/boiler following a ‘free inspection’ that’s been carried out

There hasn’t been a SINGLE ONE yet where I would agree a replacement is needed.

This week I went to a flat in South to give an alternative quote to replace- they’d been told the cylinder was leaking and needed to be replaced. The first photo here shows that ‘leak’

It was fixed with a rubber washer costing a couple of pence. (There was also a failing safety valve which I changed)

I’m not one to bad mouth anyone- but I’d be concerned with anyone offering to carry out hundreds of inspections for free.

The second photo shows one of dozens of cylinders which have been dumped outside- this one appears to have had a leak through the dry pocket in the immersions (the brass things on the side which heat the water)

They’re not expensive

Now this customer might have decided to just replace it- I don’t know. But there’s been DOZENS

This ingenious water slide from the boiler, while clever- couldn’t stay.

The damage inside was Biblical- everything that could have leaked, did- onto anything that it could have leaked onto, tripping the house electrics

This replacement Worcester Bosch combi boiler comes with a 10 Year Guarantee, a new filter (tucked to the right to avoid tile damage) and new timer controls which had also perished in The Great Flood.

Even the cupboard went back on- eventually.

It’s Groundhog Job!

This building was converted to flats a couple of years ago- but the water heater installers ‘forgot’ to add timers and controllers, a tundish( the black plastic things used to identify If there’s a fault with the safety devices), wire in the second ‘boost’ immersion heater or insulate any of the pipework!

All this costs the tenants money on their energy bills- not only is there no way to time the energy input, but all that heat is being

THIS is a ‘tundish’ - and you have one attached to your water heater.

They are there to show you if any water is passing through the safety devices.

Your pressurised water heater has several safety valves to prevent the pressure or temperature getting too high- a drip (or in this case a torrent) is telling you something is wrong.

These older non condensing boilers always seem so shocked to be getting serviced!

That might leak!
This heating pipe fitting has ‘popped off’ under the floor, not uncommon when pressurising a heating system. Better under the floor than in a ceiling!

HMO’s!
Houses of Multiple Occupation have much higher energy usage than most family homes- there are more adults there, and they’re not the ones paying the bills!

Do you visit your HMO’s and find the heating belting out and the windows all open? It’s -12c outside and your tenants are wearing shorts and drinking cocktails?

Changing the controls snd thermostats to something like these TimeoStats can greatly help- still giving tenants control of the heating but limiting the damage to your pocket.

A selection of parts for repairs to Unvented Water Heaters today and tomorrow….

Safety devices on these pressurised water cylinders should be checked annually as part of the service- they should open easily, flow freely, and self close.

When they fail to self close, at best you’ll waste huge amounts of water and heat- at worst they can flood the building if the water overcomes the discharge pipework

Regular inspection and servicing keeps them working longer, ensures they don’t fail to close- or even worse, fail to open under fault conditions

Ask your buildings insurer if they’ll pay out for flood damage without evidence of an inspection in last 12 months…..
