I was on a call with one of my long time client, and he gisted me on how back in 2020, he was offered a plot of land in Agu Awka for just 5M and he turned it down because, at the time, the area looked ā€œtoo undeveloped.ā€

Fast forward to October 2024, he returned home, visited Agu Awka, and was amazed at what he saw.

Dear business owner, let’s Talk.

What’s your retirement plan?

No, really.
What’s the actual plan?

This is a question I ask myself often, and I ask those around me too.

Because whether your business is still trying to survive or already pulling in big profits, one thing remains true: nothing lasts forever… unless you build it to.

I grew up surrounded by business owners, and

Why Many People Get Scammed in Real Estate.

Let’s be honest, one of the biggest reasons people get scammed in real estate is because they refuse to be realistic.

You want to buy ready-to-build land in a well developed, hot location…
But you want to pay the price of bush land from a decade ago.

My brother, it doesn’t work like that.

It’s like wanting to buy land in Lekki Phase 1, but you’re bringing the budget for Epe farmland.

Why?
Because you saw on a document that the seller originally bought it for ₦400 back in 2000.

Now, land in Epe is selling for ₦25 million, and you think paying the same ₦25 million for a plot in Lekki is a great deal?

You’re not about to get a deal, you’re just about to bag another scam. šŸ™ƒ

Here’s what you need to understand:
There’s always a price to pay for waiting in real estate.
And that price? It’s usually way higher than the cost of taking action early.

That’s why early investors always win.
They take the risk when the land looks empty.
They buy before the estates are completed, before actual development gets to the location;
And years later, they sell for x10 the price, while others complain that ā€œland is now too expensive.ā€

Take Awka 2.0, for example.
