🏡 The cheapest interest rate isn’t always the smartest choice! 👀

One of the common mistakes homeowners make when refixing their mortgage is simply choosing the lowest interest rate without understanding the market or considering their long-term goals.

💰 A small decision today could make a significant difference to your mortgage costs over time.

I recently helped a client who was planning to refix their entire mortgage for 1 year. Luckily, they reached out before making that decision.

After reviewing their financial situation, goals and the current market outlook, we decided to lock in longer-term rates that were better suited to their needs.

✅ Remember, it’s not just about getting the lowest rate. It’s about making the right decision for your situation.

Sometimes, all it takes is one conversation to make a difference! 🏡💰

A casual conversation at a gathering turned into an opportunity to help this client secure a couple of thousand dollars in retention credit from their existing bank! 🙌

But it wasn’t just about the money.

We also reviewed his mortgage, understood his financial goals, considered the current market conditions, and helped restructure his home loan to better suit his needs.

This is the real difference of working with a mortgage adviser who takes the time to understand your situation, explores your options, and looks beyond just the interest rate.

A big thank you to Tushar for trusting me and sharing such kind words! ⭐⭐⭐⭐⭐

Sometimes refinancing starts with a little hesitation.
Client was unsure about refinancing because it meant going through an RV.

We sat down, talked through their goals, assessed their situation and compared the options.

The result?
✅ 1.2% cashback
✅ Better interest rate
✅ Loan structure tailored to their goals

Most importantly, they felt confident moving forward and were really happy with the outcome.

Refinancing isn’t just about getting a better rate — it’s about finding the right overall solution for you.

Thinking about refinancing? 🏠💰

It could be a good time to review your home loan if you can:

💰 Get better cashback — potentially 0.85%–1.20%

📉 Secure a potentially better interest rate by comparing lenders

💳 Consolidate higher-interest debt

⚡ Restructure your loan with options like revolving credit or offset to help pay it off faster

Even if you have less than 20% equity, it may still be worth exploring.

Don’t just refix — review your options first.

🏡 Another first home, another happy homeowner! 🔑🎉

A massive congratulations to Jagdeep & Family on purchasing their very first home!

It’s always special being part of a first-home journey — from working out the deposit and borrowing options to finally getting the keys. 🏠

If you’re thinking about buying your first home, there may be options available with less than 20% deposit, depending on your circumstances.

Recently, I helped a client who had fixed their entire mortgage on a one year term.

After understanding their goals and financial situation, we decided to split the loan across different fixed terms, which suited their plans much better.

Luckily, their new fixed term hadn’t kicked in yet, so we were able to make the changes before maturity — and we also managed to secure some cashback for them.

So, if your home loan is coming up for renewal in the next couple of months, don’t just automatically refix with the same bank.

Take the time to review your options. Get in touch if you’d like to discuss your situation.

🏠 Good news or bad news for the property market?

It really depends on where you stand.

If you already own property, a flat market may not be the news you were hoping for.

But if you’re looking to buy, more choice and less competition can create opportunities.

With a more balanced market, buyers may have more time to do their homework, negotiate on price and find a property that actually suits them — rather than feeling pressured to buy.

📌 The key isn’t trying to perfectly time the market. It’s making sure your finances and borrowing position are ready when the right property comes along.

Have less than 20% deposit?

The Kāinga Ora First Home Loan may allow eligible first-home buyers to purchase a home with as little as 5% deposit.

Here are the key things to know 👇

💰 Income caps
• Individual applicant: income must generally be $95,000 or less before tax, including overtime, bonuses and other regular income.
• Individual with dependants: income cap can be $150,000 or less.
• Two or more applicants: combined income must generally be $150,000 or less.

🏦 Lenders Mortgage Insurance (LMI)
With a First Home Loan, you may be able to borrow with a deposit as low as 5%. An LMI premium of 1.2% of the loan amount applies and is generally added to your loan.

📌 Example:
If you borrowed $600,000, the 1.2% LMI premium would be $7,200.

⚠️ Meeting the income and deposit requirements doesn’t automatically mean approval. You’ll still need to meet the lender’s servicing, credit, property and other lending criteria.

Thinking about buying your first home but not sure if you qualify?

📩 Send me a message — I can help you understand your options.

🚨 OCR has increased to 2.75% — but what does that actually mean for you?

The OCR influences the cost of borrowing in New Zealand. When the OCR increases, it can put upward pressure on mortgage rates.

So if you’re:

🏠 A first-home buyer — higher mortgage rates can affect your borrowing capacity and potential repayments.

🔄 Coming up for a refix — your next interest rate could be different from what you’re currently paying, so it’s worth reviewing your options early.

💰 Considering refinancing — this could be a good time to review your current rate, loan structure and overall mortgage position.

The key takeaway? Don’t panic — plan ahead.

Before making a decision, understand how different rates and loan structures could affect your repayments and borrowing power.

If your mortgage is coming up for refix, you’re thinking about refinancing, or you’re a first-home buyer, don’t just sit back and accept the first option you’re offered.

👉 Review your borrowing power
👉 Compare your options
👉 Check your loan structure
👉 Understand what higher rates could mean for repayments

The best time to review your mortgage is before you need to.
