Non-owner-occupied residential property tax has been on 4 progressive bands since 1 Jan 2024: 12%, 20%, 28%, 36%.
A 2BR OCR condo with AV $50,000 now pays $8,000 a year. The old shortcut said $5,000. That's $3,000 off the yield, or $250 a month.
The conversation isn't "sell". It's: "Let's rerun your numbers. Property tax has stepped up since 2022. Want to see where you stand now?"

✔️ Condo (30 yr): $3,581/mo, TDSR caps at 55% → ~$6,600 income
Roughly a 2x income gap on the same listing price.
Stretch HDB tenure past 25 years on a bank loan and LTV drops to 55%. Shorter tenure, higher monthly, tighter MSR.
Run the math before you run the listing.

First fix: HDB decoupling has been banned since April 2016. Only divorce, death, or court order qualify. Correct that in minute one. Trust starts there.
Then the real fork:

"0.1% isn't a wait signal. 9 towns just hit record highs. A Dawson 5-room sold for $1.7M. Your flat's town, lease and layout decide your price, not the headline. I'll send you 5 recent sales in your area tonight."
Pull the client back to their flat. Not the index. Not the news.
Final Q1 figures land 24 April. The agent who replies with calm context keeps the deal. The one who forwards the article loses it.
