Using a business LLC to build business credit to help you finance other investments such as real estate purchases. You can also use LLCs to shield rental property. Other options:
1. Investment Line of Credit.
2. Business Credit Cards.
3. Equity from rental property or other real estate via equity value.

Happy Thursday!!! Tip of the Day: Using SBLOC and Understanding Margin Call as Investing Tools:
1. Securities Based Line of Credit: Using investments such as bonds and mutual funds for investing purposes:
a. Usually non-retirement accounts.
b. Borrow against your existing investment portfolio without selling any of it.
c. Usually have liquidity and cannot be used to buy more securities.
Risk: if market fluctuates, lender may make you pay back loans at a quicker rate.
2. Margin Call: Borrowing on the margins is when a lender allows you to use money from your portfolio to invest. However, a margin call is when a lender may make you sell assets quickly or deposit money into account if investment value drops for any reason.

Use home equity or line of credit (HELOC) to borrow to invest:
1. Usually require some time to set up.
2. Has better loan to value ratios.
3. Access to larger amount of money for a longer period of time.
4. Risk: harder to sell and subject to interest rate changes.

Leveraging Credit maximizes gains and losses in using credit for investing. How it works:
1. Take a loan out with your credit.
2. Borrow against your credit or some type of line of credit/ equity.
3. Investment Return must outpace the loan's interest rate on a consistent basis for the investment to be successful.
