Verified income, minus rebuilt expenses, divided by today's actual market cap rate.

That's the whole calculation. It takes fifteen minutes and it tells you what a building is worth right now, on numbers that exist.

Then compare it to the ask.

If the only way to close that gap is to swap in projected income, stop. You're not paying for what the building does. You're paying for what somebody hopes it will do, and you're paying for it today while they keep the risk of being wrong with you.

The most common question this week: what's the catch at $18?

There isn't one.

It's virtual — no venue, no catering, no flights. Putting 1,000 people in the room costs about what 50 costs, so I'd rather have the 1,000.
Both days live, the workbook, and the full recording. $18.80 with SUMMIT2026 for the first 50.

The seventh Multifamily Summit is October 15 and 16.

Two full days. Nineteen speakers. Everyone on that stage is raising capital, closing deals and running assets right now, this year, not in 2019.

First 50 people get 60% off with code SUMMIT2026. That's $18.80 for a two-day ticket, recording included.

Cheap is not a thesis.

I've watched people buy in markets they'd never live in, never visit, and couldn't name three employers in, entirely because the price per unit looked like a bargain compared to where they live.

It was a bargain for a reason.

Three things, in this order, before the property matters at all: five-year population growth, five-year job growth, employment diversity.

If one employer holds up the town, you don't own real estate. You own a bet on that company.

"I'd have to sell everything to get started."

No, you wouldn't. And the belief that you would is what keeps people sitting on appreciated equity for another five years.

Refinance. 1031. Partner. Three different paths, three different tax consequences, and the right one depends entirely on your situation.

Which is why the actual first step here is a conversation with your CPA, not a conversation with me. I'm not a tax advisor, and neither is anyone on your feed.

Ten thousand dollars of annual income. A hundred and sixty-six thousand dollars of value. At a 6 cap.

Run it yourself: annual NOI divided by cap rate equals value. That's the entire model.

The part people miss is the direction it runs in both ways. Ten thousand dollars of unexpected expense destroys the same hundred and sixty-six thousand. Insurance renewals have done exactly that to a lot of operators over the last three years.

The math doesn't care which way you point it.

One vacancy in a single family rental is a hundred percent vacancy.

That's the sentence I wish someone had put in front of me early. We talk about vacancy as a percentage across a portfolio, but you don't experience it that way. You experience it one property at a time, and one empty house means that asset produced nothing this month while the mortgage still came out.

Twenty units means one empty unit is a rounding error.

Same money. Different exposure.

If a lender has told you no in the last year, this is probably why.

Residential lending has a hard stop built into it. Most people interpret that stop as """"I'm not ready yet."""" It isn't. It's the product doing exactly what it was designed to do.

Commercial debt doesn't ask the same question. It asks whether the building can pay for itself.

That's a solvable problem. Your debt-to-income isn't.

There's nothing like handing a family the keys to their new home. 🔑

This one went from a concrete slab to a finished house in a single day. On October 22, let's do it again. Build with us or give, and help write a family's new beginning.

Nobody tells you the ceiling exists until you hit it.

I spent years thinking the answer to four rentals was six rentals. It wasn't. Every door I added made the next one harder to finance, not easier.

The move isn't more doors. It's a different kind of door.

How many do you own right now? Curious where most of you are.
