Your fitness amenity is not a checkbox. Stop treating it like one.

I see it constantly. The gym goes on the spec sheet because every comparable building has one. It gets the minimum budget to look acceptable. The team treats it like a parking sign. Required, not strategic.

Checkbox thinking gives you checkbox results. A room that technically exists and does nothing for your building.

Meanwhile the developers who treat the amenity as a real asset, who design it around their residents and invest in getting it right, see it pay off in renewals, in lease premiums, in tours that close.

The fitness center is one of the few amenities residents use every week. Treat it like it matters. Because to them, it does.

This isn't an accident. It's traffic flow planning.

When 15 people are in a fitness center at peak hour, the layout is the difference between a smooth workout and a frustrating wait. Between residents who keep coming back and residents who try it twice and give up.

What I look at first when I walk into a space meant to become a gym:

Not the size. Not the budget. The people who'll use it.

A building full of young professionals needs a different gym than a 55-and-over community. A corporate office needs different equipment than a luxury condo. A PT clinic looks nothing like a boutique studio.

Most vendors skip this. They walk in thinking about what they can sell. I walk in thinking about who's going to train here and how.

Get the people right and every other decision falls into place. Get them wrong and you've got a beautiful room nobody uses.

The space serves the people. Never the other way around.

It's when a client tells me their residents actually use the gym.

Anyone can fill a room with machines. The hard part is building a space people walk into, feel good in, and come back to.

That's not about the brand on the treadmill. It's about the layout, the flow, the energy of the room, the way it fits the people who live there.

When a property manager tells me the fitness center is the amenity residents mention on tours, that's the win. That's the whole point.

Equipment is easy. Building a space people love is the craft.

The lowest bid is almost never the best decision on a fitness build.

I lose deals to showrooms that discount harder than anyone. I get it. A lower number is tempting.

But here's what the low bid usually hides:

Residential-grade equipment dressed up as commercial. A layout copied from a template. A vendor who vanishes after the install. No service plan for when things break.

You save 15% up front and pay for it three times over by year two.

I'm not the cheapest. I've never tried to be. What I am is the person who makes sure you don't redo this in three years.

Cheap is expensive. It just sends the bill later.

This started as an empty shell.

No equipment.

No layout.

Just square footage and a developer who wanted a fitness amenity that would actually get used.

Every machine chosen for the building's residents.

Every position dictated by how people move through the space.

Taking an empty room and turning it into something residents are proud of is the part of this job I'll never get tired of.

The most expensive shortcut in fitness builds: approving a 2D floor plan.

It looks fine on paper. Rectangles representing equipment, evenly spaced, clean. You sign off. The equipment gets ordered.

Then it shows up and the cable machine blocks a door swing. The mirrors create chaos behind the squat rack. The ceiling's too low for the cable crossover. Problems you couldn't see on a flat drawing.

Fixing those after install is expensive. Sometimes you return equipment. Sometimes you live with the mistake for ten years.

A 3D walkthrough catches all of it before a dollar gets spent. It adds a few days to the timeline and saves tens of thousands.

If your vendor doesn't offer 3D as standard, that tells you something about how they work.
