I walk into a brand-new pickleball or sports facility on a Tuesday at 2PM. Eight courts. Empty.
The owner shows me the build-out. Custom paddle wall. Branded merchandise. A lounge that cost six figures.
Then he asks the real question… How do I fill this place?
This is the conversation I have over and over again now. Private money is flooding the experience economy. Capital can build the room. But capital cannot run leagues, sell sponsorships, recap them, or hire floor staff who actually retain members.
That gap is what I call The Operator Gap.
Architects, brokers, and equipment vendors are happy to take the build budget. None of them will help you run the thing.
Here’s the difference between a facility that prints cash and one that shuts its doors within 6 months: It has nothing to do with the design or the branding. The real money lives in the unsexy middle. Programming calendars. League mechanics. Sponsorship decks. Recap reports. Retention loops. Hiring funnels.
The boring stuff. The operational stuff. The stuff you only know if you are in the building, this week, running the thing.
I have spent 15 years in the field. 130,000 total participants. Five markets. I have made every operational mistake worth making and fixed most of them.
