Eight years ago this July, we set out to document something iconic.
Scott Robeson and his team were preparing more than a listing event. They were building an experience around one of Rancho Santa Fe’s most memorable estates.
This one-minute clip is only a glimpse of the larger vlog series we created with Scott, following the weeks of planning, positioning, and property storytelling that led up to the event.
The anticipation.
The property film series.
The details coming together.
The moment the estate stopped being something people heard about and became something they could actually feel.
On the night of the event, guests arrived with personal keys, were escorted through the 12-acre property by Rolls Royce, toured the grounds, gathered by the pool, and watched Davina Michelle perform on a see-through stage built over the water.
It was cinematic because the property itself deserved that level of imagination.
But what Scott really pulled off was strategic.
He took a listing that could have been reduced to square footage, architecture, and amenities, and created a campaign that helped people experience the estate’s true value: hospitality, scale, privacy, entertainment, and possibility.
The estate sold.
But the campaign still stands out because it understood something timeless: when a property is truly special, the marketing should help people feel the life it represents.
Not just show the property.
Translate why it matters.
A look back at one of our favorite projects with Scott Robeson.

Why Buyers Feel a Home Before They Understand It
A home doesn’t just show.
It speaks.
In this clip, Jojo Romeo breaks down something most people feel but don’t always have language for: the energy of a home.
You’ve probably experienced it before. You walk into one space and immediately want to leave. You walk into another and it feels like a warm hug.
That’s not random.
As Jojo puts it, your home is your “second skin.” It carries energy. And when you’re preparing, presenting, or showing a property, the goal isn’t just for buyers to see it.
La Jolla Country Club Estate | 2065 Soledad Ave Views
Just Listed | 2065 Soledad Avenue — La Jolla
Offered at $6,495,000
Some La Jolla homes are “nice.”
This one is rare — because it comes with what you can’t fake: land, privacy, and a real sense of arrival.
Perched on over an acre in the Country Club enclave, the long private driveway pulls you away from the world before you even reach the front door. Then the property opens up: ocean views toward La Jolla’s North Shore, a ~800 sq ft ocean-view deck overlooking the pool and grounds, and Spanish Mediterranean architecture that brings warmth and volume (vaulted ceilings, indoor-outdoor flow, multiple entertaining zones).
This is also the kind of listing where the value is already doing the heavy lifting: layout + land + views. The opportunity is to modernize and elevate what’s already exceptional.

The Presentation Behind the Conversation
Referenced throughout the episode:
“Present the Opportunity — How Luxury Listings Actually Get Positioned,” with
Hosted by on The REAL Podcast, the conversation breaks down why Linda’s approach works. Because she’s not “selling a house,” she’s framing the opportunity with clarity and restraint.
Watch what she does in seconds:
✅ Leads with rarity (true five-acre parcels in the Covenant)
✅ Builds use + lifestyle (barn + guest house)
✅ Anchors value through location + adjacency (neighboring 20-acre Bing Crosby parcel)
✅ Keeps it credible with clean numbers + price positioning
This is what professional positioning looks like—quiet confidence, specific context, and a buyer’s imagination activated.
If you’ve listened to the episode, this clip makes the lesson click.
Solana Beach Single-Level Feel | Flat Lot + ADU on Cedros
Coastal Living Without Compromise
Finding a true single-level feel in Solana Beach—on a flat, usable lot like this—feels almost impossible… until now.
This is the kind of coastal home that doesn’t ask you to choose between design and livability. Wide-open spaces. Natural light. A main level that lives like one story—built for connection, comfort, and the pace you actually want.
And the details quietly do the heavy lifting: an oversized four-car garage, a private ADU, and a layout that makes life feel simpler… and somehow more elevated at the same time.
It’s that rare blend—elevated design that still feels like home.

Spanish Revival Estate | 8,200+ Sq Ft Single-Level Luxury
Some homes make an impression the moment you arrive.
This one does it with timeless Spanish Revival presence.
A gated, paver-lined drive. A red tile roof. Arched windows and hand-painted beams—old-world romance, but with that California ease that keeps it livable, not precious.
And then the scale hits: 8,200+ square feet of single-level living that feels serene, not sprawling.
It’s a rare combination—architectural beauty, thoughtful craftsmanship, and a kind of calm you can actually feel walking through it.
