"The porch is the part first-time builders forget to check."
"On another rescue job, the approved plans showed a back porch. The framers got paid in full and never built it. So on every house now, I hold the plans up to the porch: size, height, posts, roofline. If it's on the plans and not on the house, the job isn't done."
"Never make a final framing payment until you walk the plans against the house."

I DIDN'T HEAR GOD WRONG. I JUST MISTRANSLATED HIM.
"I'm with you" was never "it'll work out." I know, because I lived the difference. I prayed, I waited, I obeyed — and watched it fall apart anyway. The peace was real. It was just pointed at the wrong promise. Obedience doesn't come with a warranty. It comes with company.
Comment Rebuild if you obeyed and it still broke.

In a few days, siding covers all of this. Here's what you need to check before it does.
This wrap is the house's raincoat. Look at the windows: the tape and flashing around every window is what keeps water out of your walls. Missing tape, torn wrap, gaps at the corners? Once siding goes on, you'll never see it until the water damage shows up."
Walk the house at this stage. Take photos of every window. That's your proof.

Two Houses, Same Mistake. Monty | The Builder's Coach explains it.
Two new builds on the same street, both owned by first-time investors, and both needed a contractor to come fix what the first one left behind. Crews are on both today. Here are three things that would have prevented it: walk the approved plans against the house before the final payment, pay only for finished work, and check in every day.

BREAKING IS HUMAN. STAYING BROKEN IS A CHOICE.
I've sat in the rubble. I know what it feels like to want to stay there — it's familiar, and familiar feels safe. But familiar isn't the same as home. I got up, I cleared the lot, and I built on it. The pain taught me. It doesn't get to keep me.
Comment REBUILD if you're choosing different too.

That beautiful shower could be hiding an $18,000 mistake. 🚿💸
Monty | The Builder’s Coach explains why what’s behind the tile matters. Before you cover it up, get the waterproofing right—because fixing it later means tearing finished work apart.
Planning a bathroom renovation? Save this before the tile goes up.

First New Build? DM BUILD. 2 Mistakes on This House. Monty | The Builder's Coach explains it.
Mistake #1: The front door on the approved plans has a transom, the glass above the door. It's part of the design, so it can't be swapped for whatever the store has in stock. It comes from a builder supplier like 84 Lumber or Builders FirstSource. The plans pick the door, not the store.
Mistake #2: The porch is full of block and trash. Somebody will tell you it all has to be torn out, at demo prices. It doesn't. It's a cleanup: get it out, refill it right, move on.
The owner didn't know either one. Most first-time investors don't, because nobody teaches you.

First New Build? Check Your Porch Posts. Monty | The Builder's Coach explains it.
If 2x4s are holding up your porch roof, the job isn't finished. Somebody has to come back, pull them out, and set the real post, and that second trip comes out of your budget. On this rescue job, the 4x4 goes in now: set once, done right, ready for inspection.
And it's not only your cash on the line. It's your credit, your contacts, and everyone counting on you to deliver. That's why you manage your contractor every day, and why you need to know what to check.

I used to have a list of reasons. Then I ran out of excuses.

For a while, everything was somebody else's fault. The system. The start I got. The breaks I didn't.
And every reason was valid. That's what made it so dangerous.

Here's what blame bought me: comfort. And here's what it cost me: everything else.
You can't fix what you won't own. My hands couldn't hold a hammer while they were busy pointing fingers. Nothing moved until I did — until I said the hardest sentence there is: "my part in this was mine."

What happened to me is history. What happens next is mine. Both can be true at the same time.
A good excuse and a good life can't share an address. I had to pick one. I picked the life.

I couldn't choose what happened to me. I chose what happened next.

Comment "OWNER" if you're done blaming and ready to build.

I COULDN'T CHOOSE WHAT HAPPENED TO ME. I CHOSE WHAT HAPPENED NEXT.
Blame is comfortable. That's the trap — it's warm, it's valid, and it goes absolutely nowhere. The day I owned my part, everything started moving. Your past gets to be true. It doesn't get to drive.
Comment OWNER if you're done blaming and ready to build.

Your contractor says "we used green board, it's waterproof." Watch why that's wrong. Because green board belongs on the ceiling, and behind your shower tile it's an $18,000 to $27,000 mistake.

Green Board vs. Cement Board: What's Behind Your Tile? Monty | The Builder's Coach explains it.
If your contractor hasn't shown you what's behind your tile, you don't know if your bathroom was waterproofed. Here's the difference most people never learn:
🟩 Green board is moisture-resistant drywall. It belongs on the ceiling and dry walls, not behind tile in a wet area. Soaked over and over, it breaks down and grows mold.
⬜ Cement board (Durock) stays strong when it gets wet. It belongs on every wall where tile meets water, all the way down the wall, before the tile goes on.
Skip it, and the story goes like this: a grout line cracks, water gets behind it, the drywall soaks, the wood rots, and a stain shows up on the ceiling below. Now your remodel gets gutted. That's an $18,000 to $27,000 mistake, paid with your hard-earned money, twice.
Remodeling? Ask your contractor to show you the walls before tile day. Buying a renovated house? Ask the seller for photos of the bathroom before the tile went in.
