Speaking of SNOW! ❄️

From January through April, Arizona sees an influx of part-time residents. Many are motivated buyers looking for second homes, especially in lock-and-leave properties, golf communities, and active adult neighborhoods.

At the same time, we’re seeing more full-time Arizona residents exploring second homes in cooler climates like the Pacific Northwest, Northern California, Colorado, Idaho, and beyond.

Real estate decisions today are often about lifestyle as much as location. Whether you’re considering listing, buying a second home, or simply exploring what’s next, having the right perspective and the right connections matters.

If this is something you’ve been thinking about, I’m always happy to be a resource.

💰 Equity Unlocked: The $100K Difference

Our team S4 Real Estate recently helped a 90-year-old gentleman named Milt and his wife Shirley prepare & sell their longtime home. It was dated, packed with memories (and belongings), and would’ve sold as-is for around $275K.

But instead of going the investor route, Milt used an exclusive program we offer that allows sellers to borrow against their equity for improvements — and repay it at closing.

We coordinated:
✔️ Junk removal
✔️ Interior and exterior paint
✔️ New flooring & lighting
✔️ Kitchen updates
✔️ Landscaping
✔️ Repair negotiations with the HOA

The result?
Multiple offers and a final sale price over $100,000 more than if it had been sold in its original condition.

This isn’t just about updating homes — it’s about creating outcomes that give people more options, confidence, and financial peace of mind.

I share real-life stories like this once a month in our email newsletter.

I had the chance to hear Dan Clark speak at a recent Accelerent Breakfast—and I’m still thinking about a story he shared.

Dan had been hired to speak to an NFL team. During his time with them, he asked a player—the one with the highest vertical on the team—to jump over a broomstick just 12 inches off the ground.

As you can imagine, the player cleared it effortlessly.

When Dan asked why he didn’t go higher, he replied:
“Because that’s all you asked me to.”

Gulp.

That moment really made me pause and reflect.
Where am I setting the bar? For myself? For the people I lead?

That story is still working on me.

One of the things I love most about these breakfasts—beyond the inspiring speakers—is the chance to mix and mingle with new connections, friends and colleagues I truly admire. The energy in that room is something special.

When I was a little girl, I begged for jellies. The glitter! The colors! ✨ But my mom, in all her practical wisdom, said no every time. “Bad for your feet… impractical… blah blah blah.” 🙄

Fast forward to grown-up me, casually strolling through a store when—ta-da—there they were. Jellies. But like, the elevated, grown-woman kind. Dare I say… professional jellies? 👀

Obviously, they had to come home with me.

Not all fashion comebacks are welcome (low-rise jeans, I’m talkin’ to you), but jellies? Here. For. It.

What trend are you bringing back with pride?

Jumping on the action figure trend...while this use of AI isn't really all that "useful" 🤔 , I will day...I do love me some ChatGPT and use it ALL the time for so many aspects of life.

✔️ health & fitness
✔️ summarizing coaching calls
✔️ project planning for my team & clients
✔️ refining written work like emails, blog posts
✔️ researching current events
✔️ grocery lists & recipes
✔️ travel planning
✔️personal growth & reflection

p.s. AI seems to believe I am best suited with longer hair...it never fails. Any image created with me has beautiful long locks like you see here. ha! It's an observation that's been hard to get out of my brain. 🤣

How are you using AI?? Tell me in the comments!

What does it really take to win—on the track or in business?
This morning at Phoenix Raceway, NASCAR legend Dale Jarrett broke it down:

🏁 There’s no substitute for hard work
🏁 Surround yourself with the right team
🏁 Talent alone isn’t enough—it’s the small adjustments that win the race
🏁 Adopt a "whatever it takes" attitude

Grateful to Accelerent-Phoenix for organizing and Forward Tilt for hosting a powerful morning.

The next Breakfast will be Friday, June 13th. DM me for more info!

I’ve spent years behind the scenes — coaching, leading, supporting, and helping real estate agents thrive.

It started with one opportunity in Hawaii in 2015, and over time, turned into a calling. I’ve spoken at a variety of industry events, led a brokerage, built a national coaching practice, and since 2021, have been a proud Partner at .real.estate — a powerhouse team with 15 agents and over 100 years of combined experience, backed by

And now that I am licensed — I am guiding buyers and sellers directly, with the same intention, clarity, and high standards that brought me here.

What many people don’t know is that I’ve personally made 8 major moves across 7 states. Yep...you read that right. MD → NE → MI → CO → AK → HI →MD→ AZ

I know what relocation feels like. It’s not just about a new address — it’s your life, your identity, your future shifting...changing...transforming.

This next chapter isn’t new — it’s the natural evolution.

Forever growing, forever grateful.
And the best is still ahead. ✨

Such an incredible night at the Fresh Start Women's Foundation Gala this past weekend.

Volunteering alongside my amazing colleagues from crew and seeing over $1 million raised to support life-changing programs was truly inspiring. My cup is full and I am excited for the next opportunity to give back to this incredible organization. ✨

Cheers betch! 🥂🤣

Over on IG, this trend is running wild and it's been fun to read. Here's what my drunk best friend would say about me according to ChatGPT:

Listen, LISTEN. You don’t even KNOW how amazing you are. Like, seriously. You are the smartest, most badass, most unstoppable person I know. You could sell a house in your sleep, coach someone into their dream life before breakfast, AND still have time to look fabulous while doing it.

I swear, if people knew how much you actually do, they would lose their damn minds. You’re out here making moves, helping women WIN, and you don’t even brag about it. Like, why aren’t you bragging more? You should have a billboard. With your face on it. And a crown.

You’re basically a walking TED Talk.

AND. AND. You make me feel like I can do anything. Like, I could call you right now and be like, ‘Hey, I wanna open a llama farm,’ and you’d be like, ‘Okay, let’s make a business plan.’ WHO DOES THAT?! YOU DO.

I love you. You’re the best. Shut the f #*! up and take this shot with me.

My younger self said "coffee is gross, let's get a vanilla ice cream and french fries from McDonalds instead! "

Who can say no to that?! 😉🍦🍟

You should have heard her...she wouldn't let me get a word in.

She told me she had been waiting for this moment, when we would connect again.

Damn. My heart sank. It had been quite awhile since our last meeting. I felt bad about putting her off for so long. I fessed up and told her that I knew I wasn't ready for what she had to say, I had been ignoring her attempts to meetup.

She was so kind and gracious, no hint of shaming or guilt, just happy to be there with me. She gave me the sweetest hug and held my hand.

Intently, she reminded me:
- that I can trust my intuition, fully. She recounted story after story where my intuition guided me to incredible opportunities, relationships and experiences over the years. This God-given gift has never failed me and never will.

- to play, to have fun and not think or care so much about who's watching or what the outcome will be. She said, "you should see you when you're having fun" and showed me some photos and videos. Smiling wide, eyes sparkling. More of that please.

- to continue to be brave and courageous - that's it's okay to be scared and proceed anyway. Of course, she just had to remind me about that time I broke my arm doing flips on the jungle gym. I may have been a bit overzealous that day, but even the broken arm was temporary. I healed and was back at it in no-time.

and finally...that she's always been there for me and always will be. She's never leaving and that whenever I want, we can have ice cream and french fries and she'll be there to remind me of whatever I need at the moment.

I cried. Ugly cried, really. 😭

The tables had turned. The coach in me, being coached by my younger self. Quite possibly the best "coaching" I've ever had. 💜

Another tear-jerker at the last Accelerent Breakfast. This time, compliments of Col. Mark Tillman, the Air Force One pilot on September 11th, 2001, who recounted his story from that dreadful day. Just wow.

His talk was full of juicy takeaways concerning leadership, decisiveness, being flexible and if you can believe it - having a sense of humor too.

You might be wondering, what caused the tears? This mans unshakable belief in our country and its people. Reminding us how we have come together in difficult times, looked beyond apparent differences and worked together. A welcomed reminder. ❤️🤍💙

My team and I will be attending the next Accelerent Breakfast on Friday, April 11th 2025. If you'd like to join me, shoot me a DM.
