👋 Find common ground and be relatable
👀 Do you speak to listen or listen to speak?
👁 What extra value are you adding?
✋ Understand the client and their property management needs

If you don’t ask, you don’t get! Ask for the business, every single time!!!!

Do you know how many BDM’s don’t take a management agreement with them to an appraisal? How can you secure the business without the most important document for the Landlord to sign?

At each appraisal run through your agenda, go through the market and a CMA, finish with explaining the management agreement including fees.

At the end “If you are comfortable and confident with everything we went through today, I would love to take you through and sign the paperwork…” PAUSE

I often hear, I don’t know how I can source more leads to refer to my Referral Partners…

Every time you meet a current or potential Landlord, you have the opportunity to identify a number of potential referrals whilst also adding value to the client.

Try this script at your next appraisal where the client is currently living in the property.

“Now you are changing your primary place of residence to an investment property, there are some considerations for the structure of your home loan to make sure you are taking full advantage of any potential tax deductions. Have you spoken to a mortgage broker in the last 30 days to provide you a home loan review?” PAUSE

“You haven’t? Ok well what I can do for you if you like, is put you in contact with X the mortgage broker I love and recommend”

Hudson is already obsessed

The smile and little giggle that greeted me as I walked in the door after a big day at work melted my heart.
