Did you know that some lenders have programs specifically for Doctors who are in the beginning of their careers?
These programs give you a HUGE advantage over standard borrowing guidelines.
For example, depending on the field of practice and/or specialization, these programs will allow your broker to use a projected income when qualifying you for a mortgage.
This is virtually the only time lenders will value future earning potential over historical earnings, and it absolutely can be the difference between qualifying for a small condo or a whole house .

In the world of mortgages there are two major distinctions between mortgage types. There are conventional mortgages, and insured mortgages.
Quick notes on the differences:
Insured
β’ Less than 20% down payment
β’ Less than $1,000,000 price
β’ Very strict qualifying rules
β’ 25 year amortization max (repayment schedule)
β’ Lowest rates
β’ Mortgage product only
Conventional
β’ 20% or more downpayment
β’ Any price
β’ Much more flexible qualifying rules
β’ 30+ year amortization available
β’ Higher rates (possible to get insured rates in some cases)
β’ Alternative lending options (B lenders, private mortgages)
β’ Wider product availability (Home Equity Line of Credit, Home Equity MasterCard)
