We have measured up ready to produce two Energy Performance Certificate's for a local landlord. The landlord wanted to get them done rather than leave Intill April to find out improvements may be needed.
All tenancies in England and Wales that begin after 1st April 2018 will be required to have a minimum EPC rating of E (all existing tenancies will have to comply by 1st April 2020). The regulations will prevent any landlord from letting a property with a rating of F or G until the necessary energy efficiency improvements have been carried out.

As from the 1st April 2018 there will be a requirement for any properties rented out in the private rented sector to normally have a minimum energy performance rating of E on an Energy Performance Certificate (EPC). The regulations will come into force for new lets and renewals of tenancies with effect from 1st April 2018 and for all existing tenancies on 1st April 2020. It will be unlawful to rent a property which breaches the requirement for a minimum E rating, unless there is an applicable exemption. A civil penalty of up to £4,000 will be imposed for breaches. There are separate regulations effective from 1st April 2016 under which a tenant can apply for consent to carry out energy efficiency improvements in privately rented properties.

As a landlord you have Intill April 1st 2020 to have your property rated E or above and a valid energy performance certificate in place proving the rating for the property occupier. Don't leave it too late, give yourself time incase improvements need to be made.

An EPC is valid for 10 years from the date of the certificate. To check the validity of an EPC visit www.epcregister.com and click the link 'Domestic EPC Registers - Report Retrieval' then follow the on screen instructions.

An EPC is required whenever a building is constructed, sold or rented out.
The EPC shows the energy efficiency rating of a dwelling in relation to it's running costs, and includes recommendations on how to improve the dwellings energy efficiency.
