I’m getting emails from lenders every single day right now — and ALL of them are increasing their rates. Some have done it more than once in the past week.

If your fixed rate ends in 2026, now is the time to:

👉 Check your expiry date
👉 See if you can secure a new rate early
👉 Understand your options before you drift onto a much higher rate

Most lenders let you book a new deal months in advance, which can protect you if rates keep rising 📈

That’s what one of my mortgage clients said to me recently — and I know so many people in their late 20s and 30s will relate.

They genuinely thought they’d own their own place by 30, but London prices meant their deposit and income still weren’t enough to buy somewhere suitable near work, even after years of saving.

We discussed an option called JBSP (Joint Borrower Sole Proprietor) — where a parent can go on the mortgage to boost affordability, and in their case also place a charge on their property to help with the deposit (no interest, it simply sits behind the mortgage).

The plan isn’t for the parent to be involved forever. It’s a stepping stone with a clear exit strategy — build income over a few years, remortgage into their sole name, and remove the charge later. It can mean getting on the ladder sooner and into a better property, rather than waiting years while prices keep moving.

Today being International Women’s Day got me thinking about something I’m seeing more and more in my work as a mortgage coach.
Women buying their first home on their own.

Some interesting UK stats:

• The average first-time buyer is now 33 years old.

• Around 38% of buyers get on the property ladder solo rather than as a couple.

• Among buyers in their 30s, women are more likely to buy alone than men (34% vs 23%).

• And almost twice as many women in their 20s buy solo compared with men (15% vs 8%).

Couples still make up the majority of purchases, but buying solo is becoming far more common than people realise.

In many cases it comes down to three things:

• wanting independence
• building long-term financial security
• realising that homeownership can be possible on one income with the right strategy

Before you start viewing properties, it’s worth introducing yourself to local estate agents.

Many properties are shown to registered buyers first before they appear on property websites like Zoopla or Rightmove.

Registering early can give you a head start on new listings and sometimes access to properties before they go public.

What is the buying mortgage process? Start with application and principal mortgage and principal decision in principle that you will take to the estate agent when you are putting in your offer once that accepted then you will do the full mortgage application after that is done there will be the a survey which can be valuation, Home buys report or a full structural survey after the underwriters have reviewed all the documents and the surveys come back the next stage is mortgage offer all guides are in the GMR resources hub in the Free GMR Club www.skool.com/GMRclub
