Granny flats: easier to start – far easier to get wrong

The Government’s new granny flat rules, in force from 15 January 2026, have been promoted as a simple, low-cost way to add housing.
But for many property owners, the reality is far more complex.
While some consent requirements have been removed, the risk hasn’t disappeared – it’s shifted.

Responsibility for compliance now sits largely with homeowners, with councils no longer providing the same upfront checks and approvals.
Miss a condition, misunderstand an exemption, or overlook an issue raised in a PIM, and the consequences may only surface later – often at significant cost.

Granny flats can still be a valuable housing option, but they’re not “build and forget”.
Careful planning, engaging Licensed Building Practitioners, and acting on every council requirement is essential.
