Dear CMBJJ Students, Friends & Family,
The time has come for us to begin a new chapter in our lives. Nicky and I have decided to sell Chiang Mai Brazilian Jiu-Jitsu. This has been no easy decision, as we have dedicated the last 6 years of our lives to the school, but it is indeed time to say goodbye.
As the business was structured specifically to run a Brazilin Jiu-Jitsu school, we would very much like to see it continue as such after it changes hands. If you are an aspiring instructor looking to start your own school or are a team looking to expand to Chiang Mai, this would be an ideal opportunity for you.
The building has a footprint of about 75 SQM. There are 3.5 floors of space and a (covered roof) that span that full length. While it is an older Chiang Mai building, and definitely has some quirks, it was an ideal location to open a BJJ school (and still very much is). In fact, the majority of our new and visiting students often remark how conveniently located it is.
We originally started a coffee/ smoothie shop on the first floor, but never saw that business plan to fruition. Still much of the equipment is there (counter, table & chairs, advertising chalk board, expresso machine, coffee grinder, water kettle, microwave, blender, top-opening freezer, sink, etc.) to immediately reopen if so desired. There are several guesthouses on our street and could prove to be very lucrative if promoted correctly. The remainder of the first floor was partitioned for storage and is equipped with a large 17kg capacity washing machine (used primarily to launder BJJ gis). There is a clean sink & bathroom and also a room we built for storage under the stairway.
Our reception area is located on the half-floor. Everything shown in the photos (bench, tables, printer, refrigerator, storage cabinets, etc.) will be included in the sale of the school. We also have a variety of rental gis and new gis (for sale) that will be included. (The laptop and some personal decorations will not be included). The remainder of the half-floor is the changing area. There are 3 changing stalls, 1 bathroom (with shower), a lone shower and sink area.
The second full floor is where the mat room is located. The mat space is approximately 65 SQM. The floor mat is 2.5cm compressed foam & 2.5cm EVA foam with a completely sealed black vinyl cover (made of the same material as Ocean Dry Bags). The walls are matted with 2.5cm compressed foam covered with white vinyl in most areas (some areas covered with 2.5cm EVA foam).
The mat room is equipped with 2 full-sized air conditioners. One is an older unit with a new compressor installed (2020) and the other is a new unit (installed in 2020). The air conditioners will be the property of the new owner(s). The room has 2 x 22” Hatari wall fans and 4 x 18” Hatari wall fans. All exercise equipment pictured will also be included in the sale.
The third floor was turned into an apartment that runs the full length of the building. It’s fully furnished with a bed, large sofa, coffee table, TV, TV cabinet in the living room/ bedroom area. The living room/ bedroom area is also air conditioned and has a walk-in closet. There is a smaller room that can be used as an office or an additional storage area. The kitchen comes with everything pictured (refrigerator, counters, sink, table, etc.). There’s a bathroom with a water heater and sink as well.
The roof is virtually unused. The owners installed a cover which makes the entire space useable and helps prevent water from entering the building. We framed and installed wired fencing ourselves to prevent birds from nesting on the roof. It could easily be turned into an outside gym or heavy bag area. We also installed electric wiring and a water pump/ tank to service the apartment (also included in the sale of the business).
We have had an extremely good relationship with our landlords. They have agreed to offer the new business owners the same rental terms as we’ve had for the last 6 years if we sell the business as a whole. Rent is 200k annually and paid every 6 months. (This works out to about 16.7k THB monthly.). They are also very flexible with any modifications done to the building.
We are asking 733,000 THB for the entire business. In addition to the physical assets listed above, this includes a returnable 33k THB deposit for the building rental. 100,000 of the purchase price will also pay for 6 months rent (01JUL2022 through 31DEC2022). Currently, our rent has been paid until 30JUN2022. If transfer is finalized prior to that, rent paid through June 2022 will also be included.
Chiang Mai Brazilian Jiu-Jitsu (BJJ) Co., LTD. is a registered, legal Thai company. All business licensing, logos, and intellectual property will be included in the sale. (Note: A Thai/ foreign partnership of 51/49%, respectively will need to be met to legally transfer the business license.) All social media accounts (Facebook, Instagram, Google) will be the property of the new owner. In addition, the school’s website, and domain name www.chiangmaibjj.com will also be included.
We are currently open and running classes at the school (though on a limited schedule now). This is quite literally a turn-key business and fully operational. A new owner could potentially move into the apartment and begin teaching immediately upon transfer. We truly hope that whoever takes over CMBJJ does so with passion. While it is difficult to say goodbye, we would love to see our students continue to train at this facility and see quality BJJ continue to grow in Chiang Mai.
