SPRING FORWARD!
The Old Farmers Almanac says plenty of rain headed towards us this spring!
Coming up to sump pump season. Get your sand bags ready or make sure that your sump pump is in clean working order. It is also advised to purchase a small back up unit and be ready to install it! Check out You Tube and have some basic parts handy in order to save your home from unnecessary water damages.

Have you purchased a home within the past year and did NOT get a home inspection? Well most new builds have a 1 year warranty so it is a good idea to get one prior to the 12 month mark.
Also, I had consulted with some first time home buyers who had the unfortunate experience of buying from a flipper without an inspection. Over a year and a half later, they are still making necessary repairs to make the home livable.
Despite the market, PLEASE continue to get home inspections whether it is a new build or an existing home. Even a poor or inexperienced inspector will find some things at a minimum. If your new home builder says that your home can not be inspected by an outside professional inspector or they make that inspector jump through hoops to get the inspection scheduled, that should be a HUGE RED FLAG whether to proceed with that builder. There are a few home builders in the north part of central Ohio (North Columbus) that are pulling this stuff. It is just shady.

It is that time of year again.
House stuff:
1. Check your home for settlement.
2. Wrap up your grill and outdoor cushions.
3. Change your fresh air intake from your heating system to open.
4. Check and turn on your humidifier, change the pad.
5. Check the settings from your thermostat, make sure it coincides with your current temperatures and timing.
6. Replace all smoke and carbon monoxide detector batteries.
7. Make sure that your damper or flue exhaust is operable and clear from your heating systems, fireplaceâs included.
8. If your gas furnace is more than 15 years old, have a proper check up by a licensed HVAC technician for carbon monoxide leaks.
9. Make sure that your candles and flashlights are current and operable.
10. Double check your fire extinguishers. If they are older than 10 years old, they are no longer considered useful in most aspects.
11. Check your sump pump operation and make sure your gutters are clean for the spring rain!

One client had a pesky stain appearing at the ceiling. It took a few tries but finally found what the cause was, we hope! Warm ceiling, to non-insulate, meeting cold air, basically equals condensation over time. (View after crawling around in attic around a corner, stretching to see)

If this is what the rates for insurance and workers comp are based from, then I guess I can understand the reasoning why they are so high?? I carry insurance and worker's comp for both Winkleman Home Services and Inspections. Unfortunately, some of these costs are considered overhead and passed on to the client/customer which is ultimately you. So, if you want to go with the cheaper Contractor or Inspector, I understand, but I do not take unnecessary risks like this with my clients or their projects and services. like this with my clients or their projects and services.

ICKY find during a recent crawl space inspection. ANTS!! RUN!! Just kidding, definitely a treatable situation. They will find warm places to nest during the colder months. Every house has something, you just need to know what the issues are to make the big decision. We (home inspectors) find very common issues in a home, several of which are minor reasonable items, but often find major issues as well.
So ask yourself this, "Was I one of the people who purchased a home within the past few years and did not have a home inspection???".
Have your house inspected or re-inspected by a professional home inspector.
