Our last week at Airport Rd. 13 years and so many awesome students. Itβs going to be a crazy week packing everything up and holding on to so many memories. Many of our original kids are now in their 20βs. Olivet classes start Sunday, July 5th.

One of the most exciting traditions at our grading is recognizing the top testing candidate with an on-the-spot promotion. This honor is earned through a highly competitive evaluation among 40+ Red Belt candidates representing all AmKor schools.

As many of you already know, we will not be renewing our lease at the Airport Rd location (see below for additional details). Moving forward, I will be scaling back operations and transitioning classes to Olivet Church in Coatesville.
Classes will be held every Sunday from 4:00β6:00 PM, with doors opening at 3:45 PM and closing at approximately 6:15 PM. Membership dues will also be reduced as part of this transition.

Our operating expenses have increased substantially. Over the past five months alone, we have received several thousand dollars in additional charges beyond our normal expenses. These costs included a portion of the $33,000 for repairs to the Rite Aid loading dock, $17,000 for sidewalk island repairs, and several other unexpected assessments. In prior years, we shared in the payment of nearly $100,000 for snow removal during a winter in which there was only a single significant snowfall event.
While the business itself is not in danger of closing, an increasingly large portion of our revenue is being redirected toward supplementing the landlordβs property expenses rather than being reinvested into the business, equipment, and member experience. The continued escalation of these costs has made the long-term sustainability of the current lease arrangement difficult to justify.
In addition, property taxes for the building have increased dramatically, rising from approximately $103,000 to $209,000 in just a few years. Despite these significant increases, no new tenants have been added in several years.
I am also responsible for building-related repairs, and those expenses have continued to rise. For example, deteriorated and rusted metal studs β which should fall under the landlordβs responsibility β have required us to replace entire wall sections. We have also dealt with ongoing heating and HVAC issues, with the most recent recommendation being a complete replacement of the ductwork. Prior to COVID, the gym invested approximately $10,000 to install the HVAC unit currently in place.
Overall, the experience has been extremely disappointing and has left me with little confidence in pursuing another long-term lease arrangement.
Our lease expires on June 30, and at this time I do not intend to renew it. Without additional tenants to help distribute these growing expenses, it appears the landlords are attempting to pass as many costs as possible onto the existing tenants, including an additional 15% administrative fee.
Iβm planning to use this opportunity to scale back and refocus my priorities. Between my full-time job and other responsibilities, I have been working 70β90 hour weeks for several years. Moving forward, I hope to spend more time being involved in my childrenβs activities and provide more support at home for my wife, who has carried a tremendous amount of responsibility throughout this time.

Although we are transitioning to a new location, our commitment to training outstanding students and maintaining the same positive environment will continue. We look forward to this next chapter and hope many of you will continue with us.
