Real question…
How many conversations does it take you to get a lead?
How many leads does it take you to get an appointment?
How many appointments does it take you to secure a signed buyer or seller?
How many signed clients does it take you to close a transaction?
And before you answer…
Do you actually know?
Or are you guessing?
Because one of the biggest mistakes I see agents make is trying to solve problems they haven’t identified.
They assume they need more leads.
Maybe they do.
But what if the real issue isn’t lead generation?
What if it’s appointment conversion?
What if it’s follow-up?
What if it’s consistency?
What if it’s simply a lack of clarity around the numbers that drive your business?
Without tracking your numbers, you’re just throwing more effort at a problem you haven’t diagnosed.
Think about it this way…
If you knew it takes:
• 50 conversations to create 10 leads
• 10 leads to generate 4 appointments
• 4 appointments to secure 2 clients
• 2 clients to close 1 transaction
Then suddenly your business becomes much less emotional.
You stop guessing.
You stop hoping.
You stop wondering where your next deal is coming from.
You start understanding the math behind your success.
And here’s what I find fascinating…
Most agents assume the answer is more.
More calls.
More leads.
More hours.
More hustle.
But what if the answer isn’t more?
What if the answer is better?
Better conversations.
Better follow-up.
Better systems.
Better consistency.
Because if we can identify the bottleneck in our business, we often don’t need to work harder.
We need to work smarter.
Sometimes the biggest opportunity isn’t generating more business.
It’s fixing the gap that’s already costing us business.
And sometimes fixing that gap gives us something even more valuable than another transaction…
It gives us our time back.
So here’s my question:
Do you know your numbers?
And if not, what’s stopping you from tracking them?
Lead. Build. Grow.

Real question for agents…
At what point do we stop measuring success by production alone?
Because I’m watching a lot of agents close 20, 30, even 50 transactions a year… and still feel overwhelmed, reactive, financially stressed, or one hard month away from panic.
On paper, they look successful.
But behind the scenes?
No real systems.
No consistency.
No boundaries.
No clarity on where the money is actually going.
No operational stability.
So every month still feels emotionally tied to the next closing.
And honestly, I don’t think this is because agents are lazy or incapable.
I think the market masked a lot of operational gaps for a very long time.
Since 2020, speed and momentum covered a lot of cracks in this industry.
Fast appreciation.
Low inventory.
Multiple offers.
Easy momentum.
But now that the market is shifting, a lot of agents are quietly realizing something:
They built income…
but never really built infrastructure.
There’s a difference.
So here are some questions I think more agents need to ask themselves:
If your pipeline disappeared tomorrow, could you rebuild it from scratch?
Do you actually know how much money it takes every month to keep your business and personal life running?
How many closings do you REALLY need each month to feel financially safe?
Are your systems creating consistency…
or are YOU carrying the entire business on your back?
Are you burning out because you think you have to be involved in every single part of your business?
If the market slowed another 10–15%, what part of your business breaks first?
Have we confused being busy with actually being scalable?
And maybe the biggest question of all…
Are we building businesses that support our lives…
or businesses that quietly exhaust us?
This isn’t criticism.
Honestly, I think a lot of agents were taught how to chase production…
but never taught how to build long-term stability.
That’s a very different skill set.
The agents who thrive long term won’t necessarily be the loudest online.
They’ll be the ones who learn:
Leadership.
Systems.
Financial discipline.
Communication.
Negotiation.
Consistency.
Relationship-building.
Emotional resilience.
Real fundamentals.
The stuff that survives every market.
One thing I’ve realized over the years…
A lot of agents don’t need more noise.
They need clarity.
They don’t need another hype video.
They need someone willing to ask better questions.
Because sometimes the issue isn’t effort.
It’s that you’ve been so deep in survival mode you can’t even see what’s actually keeping you stuck.

Sitting in a class today surrounded by industry leaders and diving into conversations around growth, leadership, value, and impact really got me thinking…
So many agents are out here working incredibly hard, yet quietly carrying businesses that depend entirely on them.
Every call.
Every problem.
Every transaction detail.
Every emotional fire.
At some point, growth stops being about hustle alone.
It becomes about leadership.
Not necessarily building some massive team…
but building enough support, structure, systems, and leverage so the business no longer consumes your entire life.
Sometimes one key hire changes everything.
One assistant.
One operations person.
One transaction coordinator.
The agents who continue growing sustainably in this market are not just growing production…
they’re growing leadership capacity.
Learning to trust.
Delegate.
Communicate.
Build structure.
Lead intentionally.
Because eventually the goal isn’t just more business.
It’s building a business that actually supports your life instead of running it.

Welcome to Unscripted Real Talk.
After 36 years in real estate, leadership, coaching, recruiting, and personal growth, I’ve learned something important:
Most people don’t fail because they lack talent.
They fail because they’re trying to build a business, carry the pressure of entrepreneurship, and figure it all out alone.
I know… because I lived it.
I built a successful real estate career early on. I became a top-producing agent, was inducted into the RE/MAX Hall of Fame, and like many agents, I believed success meant saying yes to everything, being available 24/7, and carrying the entire business on my own shoulders.
From the outside, it looked successful.
Behind the scenes, I was exhausted.
What nobody tells agents coming into this industry is that freedom and flexibility are not usually found at the beginning. They’re built through discipline, systems, boundaries, leadership, accountability, and becoming the version of yourself capable of sustaining success.
And here’s another truth:
Success in this business eventually requires leadership growth.
Not just sales skills.
Leadership skills.
Because at some point, if you want true leverage, freedom, and scalability, you have to learn how to build systems, communicate clearly, create culture, and lead people well. Without strong leadership skills, keeping people in your business becomes very difficult.

Not for fake hype.
Not for surface-level motivation.
Not for recruiting scripts disguised as leadership.
