If you're going to renovate call me first, it may take a few years to recoup your investment. We can have a discussion about your ROI and the value to the next homeowner. The 3 types of renovations:
1) Upgrading - replacing lower-grade items with higher-quality items. Examples would include removing carpet and replacing it with luxury vinyl plank floors, changing out hollow-core doors for solid-core doors, or replacing Formica countertops with granite.
2) Updating - replacing old items with new items. An example would be replacing old light fixtures with new ones or replacing old carpet with new carpet.
3) Improvements - adding new features to the house. Examples would include adding a room, adding a deck, adding central AC, adding a hot tub, or adding a shed.
A fourth category some confuse with renovations is REPAIRS AND MAINTENANCE. Repairs just fix things that are broken and keep the home in working condition such as replacing cracked or broken window glass, replacing worn-out light switches, or replacing the roof. Maintenance includes things like having the furnace cleaned and serviced, painting the exterior, or oiling hinges so they don't squeak.

Advice for Buyers: This is your moment in time! The combination of low activity, lower prices, more negotiability, and a challenging listing environment presents a current and unique market opportunity. While supply is tight, we are weeks away from the spring listing season, which will offer both new options and put additional pressure on existing unsold inventory, which could ultimately lead to value plays. Buyers must be aware that sellers on the market for less than 30 days are less likely to hit a low-ball bid. Value seekers should target listings 180+ days on the market with multiple price reductions. Focus on the unchangeables: raw space, views, private outdoor space, and location, and take advantage of those properties that may be selling low due to the need for improvements. While inflationary trends seem to be peaking, the penalty the market is currently putting on unrenovated properties may start to fade. Call me to discuss your specific strategy.
