Real Estate Why Choose The McCrory Team? What Can We Do For You? Experience: Susan has been a REALTOR® since 1985, and Thomas has been a REALTOR® since 1991.
The McCrory Team realizes that assisting clients with the purchase or sale of one of their largest financial assets requires strong representation coupled with the ability to provide a smooth transaction. Their success is a direct result of a desire to put service and the needs of their clients first in order to help them achieve their real estate goals. The McCrory Team's objective is to provide
a highly personal approach along with aggressive marketing and negotiating strategies to create excellent representation for both buyers and sellers. Their 40 years of combined experience supplies a valuable ability to understand the market and provide insight into things such as the history of neighborhoods, builders' typical practices, and how to work with relocation companies to their clients' best advantage, for example. Through the years the mother and son team have earned the loyal support of satisfied clients who form the core of a strong referral network. As a result of their success, they have been recognized through the years with office and company awards and recognition by D Magazine as "A Best Residential Real Estate Agent." The team serves a wide ranging area of the Metroplex and works comfortably with both pre-owned homes and new construction. We have sold over $160,000,000 in volume and have negotiated countless contracts - for both pre-owned homes and new construction. We have been on the Ebby Halliday Relocation Team for listings and buyers and have participated in most of the major company relocations throughout the Metroplex. We work with all relocation companies and understand their special forms and requirements. We have worked with bank foreclosures through the years on both sides of the transaction. Knowledge: We take 15 hours of continuing education every other year. This includes updates in legal topics and ethics. This enables us to stay current with recent changes in real estate laws to better represent clients. We also take a minimum of 6 hours of education through the Ebby Halliday, Realtors Training Program. This includes courses on Appraisal Guidelines, Effectively Representing Diverse Cultures, Technology Updates and much more. In addition, the Frisco Office provides monthly "Lunch and Learn" sessions that give mini seminars on timely topics for Realtors. Susan and Thomas both hold the Certified Residential Specialist Designation (CRS), a designation held by only 4% of the nation's real estate agents, and they belong to the Council of Residential Specialists. This designation indicates an extra level of experience, commitment and knowledge which will be an advantage for buyers and sellers. The McCrory Team also holds the Accredited Buyer Representative (ABR) designation, and a membership in Real Estate Buyer's Agent Council. Both of these designations are conferred by the National Association of Realtors and have production and education requirements to acquire. The Council provides constant industry information about trends, new technology, marketing techniques and related topics to keep CRS and ABR designees at the top of the real estate community. Commitment to Service and Integrity: The McCrory Team believes strongly in personal service and integrity. While we have the help of an assistant who manages our office, you are never "turned over" to an assistant once you contact us. You will be speaking directly with one of us when you call with a question or request. We will be the ones to show you homes, help you establish a list price, follow up on your transaction with the lender and title company as well as oversee numerous other facets of the purchase or sale. As a team, we work together to provide an even higher level of service than a single agent, and many times, even a large group can achieve. If one of us is unavailable, you can quickly reach the other and always be assured of talking to the agent you hired to represent you. "Selling Fine Homes Is a Family Tradition" is not just our motto; it is part of our philosophy. We treat every family or client we work with like a member of our family and provide exceptional personal service to each and every one. Results: We know that not everyone has the exact same real estate goals, but we also recognize that no matter what the goal is, every client wants to reach their goal with the greatest success and the least difficulty. We are results driven and achieve success for our clients by listening to them carefully, focusing on their needs, employing cutting-edge technology,
utilizing dynamic specialized marketing techniques, maintaining a determined never quit attitude, and using negotiating skills practiced for decades and designed to achieve our clients' goals. That's why...

Before you put your current home on the market, consider whether selling is your only option. If you've built substantial equity, a cash-out refinance may allow you to use part of that equity toward the purchase of your next home while keeping your current property as a rental. Instead of giving up an asset that has appreciated over time, you may be able to continue benefiting from future appreciation while generating rental income. This strategy isn't right for everyone, but for some homeowners it can be a powerful way to build long-term wealth. If you're wondering whether keeping your current home makes financial sense, contact me. I'll be happy to connect you with a trusted mortgage professional who can help you evaluate your options before you decide to sell.

According to Lawrence Yun, NAR Chief Economist, there can be a significant penalty for overpricing a home. Data shows that listings staying on the market 31-60 days often require price reductions of roughly 5%, with reductions growing larger the longer a home sits unsold.Today's buyers have access to more information than ever and quickly recognize when a home feels overpriced compared to competing properties. Once a listing lingers, buyers may assume there's a problem, even if there isn't.The goal is not to "test the market." It's to position your home strategically from day one to attract the strongest interest and best possible outcome.

In today's market, it's not always about lowering the price; it's about making the numbers work for the buyer. I'm helping sellers use smart strategies like rate buydowns and closing cost credits to attract more buyers and get stronger offers. If you're thinking about selling, let's talk about how to position your home for success.

Your property tax bill is not always fixed from year to year. It can change because of reassessments, local tax rates, improvements to the property, or changes in available exemptions. Many homeowners do not realize they may qualify for exemptions such as homestead, senior, veteran, disability, or other local programs, and some may also have the right to appeal if they believe their assessed value is too high. The key is to review your notice carefully and pay attention to deadlines. If you receive a property tax assessment and want help understanding how your value compares to recent sales, contact me. I can help you look at the real estate side of the numbers.
Renting can feel cheaper today, but it's not always the full picture. Rent is your maximum monthly cost, while a mortgage is often your starting point. Over time, rent can increase, while homeownership builds equity and offers more stability. The real question isn't just "what's cheaper right now?" It's "what makes sense for your goals?"Every situation is different, and the right answer depends on your timeline, finances, and plans. If you're weighing your options, let's take a look at the numbers together. I can help you compare scenarios and connect you with a trusted lender so you can make a confident decision.

A recent study by Realtor.com highlighted that new construction homes may offer lower total ownership costs over time due to reduced maintenance, fewer repairs, and improved energy efficiency. While the upfront purchase price can sometimes be higher, the long-term savings may offset those costs for many buyers.New homes can also offer warranties, modern layouts, and updated technology that reduce unexpected expenses during the early years of ownership. If you're considering new construction, there are important advantages to having your own agent represent you with the builder, but that relationship usually needs to be established before visiting model homes. Reach out before you start looking so you have someone protecting your interests throughout the process.
