For the renovation folks reading this: the most extreme case we've handled was a client with a badly cracked shell. Rebuild quote: $500K. We assessed the structure, then welded Cefil membrane over the existing shell — $80K. The membrane holds water independent of the concrete, so the cracks underneath stopped being a leak problem.
