Not sure how many people have seen the series "Tiny House Nation", on FYI Network, but I've become a fan. If you haven't already seen this program give it a try. I'd like to buy a large plot of land and start selling small lots for these types of homes.

Usually the homes average between 150 and 800 s.f. I believe that with a community of lots, with a "off the grid" concept, i.e.: solar power, gang geothermal heat, use of gray water, an area for gardens, a lot of trees, water features such as a pond or small lake, a gang garage for cars (with outlets for electric cars too), a pool with a gym and recreation center, etc. I hope that I'm not the only person who would like to live in an area like that.

I'm currently doing rough design concepts and each home would be custom designed and built, so it's not a trailer park type idea. The individual homes will be personalized with designs representing every style of architecture know. From ultra modern to eclectic traditional. If you prefer to live in a container (like the type used to transport products) you could. As long as you decide to bury it or articulate it to resemble a more permanent feel. If you've ever wanted to live in a tree house, that would be great. Right now the roads will be uncurbed asphalt approximately 12 to 18 feet wide. Maybe even epoxied pea river rock, which will lower the impervious areas. There will be a community center with a gym, bar, restaurant and small general store. Also either homes with outbuildings for professional offices or shops in an area set aside for these offices, representing the town center.

The finished community would be more like that of a house in the woods feel, although I'm sure that the site would have variety of type lots, from open field to that of a mini small town feel. Also, tree houses could be incorporated. You could either rent the lot or buy it outright. The only fee would be the PUMIM payment (Property, Utility, Maintenance Improvement and Maintenance), which unlike traditional HOA's, it would incorporate power, water, cable/Internet, mowing and landscape maintenance and use of the common areas. Hopefully this could be kept under $400.00 a month. So after you built your house (they usually run about $100-$150 psf) which would translate into a range of between $20 to $160k, the only monthly expense would be the PUMIM payment. So I'm looking for a range of between $400 to $1,000.00 a month, depending on the size and energy use. Also it would be more if you required an office or shop.

Also, I would like to have selected professions within the community such as a Carpenter, Mason, Landscape Designer, Handyman, Computer Technician, Horticulturist, Teacher, Dentist, Doctor, Engineer, Mechanic, Accountant, Plumber, Electrician, Childcare specialist, Psychologist or Psychiatrist, Police Officer, Firefighter, and EMS and so on. You could also agree to exchange your expertise for a reduced PUMIM payment. There probably would even be a section where you could have an office or shop on site. Which would be the town center.

Initially the community would be appropriately 100 acres with additional space for future expansion. It really needs to be close to the city, but not to close.

Let me know if you're interested as the initial investment would be low and there would be no mortgage payments (unless you decided to finance the house), no utility bills other than the PUMIM and if you decide to use the community food service, your grocery bills would be greatly reduced.

Hopefully you could live in this community for under $500.00 a month, which will include everything. The initial investment would be the construction and design of your home. But honestly I would guess that the average total cost per month would be around $800.00, which would include everything, except for Federal and State taxes. Also car or transportation expenses would be extra, but hopefully you could actually live within the community without leaving unless you decided to.

One thing that probably needs addressing is the fact that you will be expected to keep your faith within your home as even though it will be a society of good will, no one should evangelize or force any religion on others. I'm one that believes that an Atheist, Islamic, Jewish, Baptist and Catholic can live with each other just fine. The key is to respect others and treat them as you want to be treated. Politics and signs would not be allowed. Unfortunately we live in decisive times and having the left versus the right just won't work. Really deep down we all want the same thing, peace, security and privacy.
