‼️ HAUL IN’S - PLEASE READ‼️

We absolutely love seeing people enjoy our facilities and appreciate everyone who chooses to haul in and ride with us! However, I want to take a moment to kindly address something that has become an ongoing issue.

Over the last several months, I have been extremely understanding and have let a few things slide when individuals have shown up to use the facilities without reaching out beforehand and/or have left without paying the required haul-in fee.

Moving forward, ALL non-boarders must contact us in advance to coordinate their visit. Please do not assume that you can simply show up and use the facilities without prior communication and approval. Additionally, haul-in fees are required and must be paid as expected.

I have tried to be as accommodating and easygoing as possible because I want people to enjoy what we have worked hard to build here. However, being accommodating does not mean that our rules and policies are optional.

We are a privately owned facility, and there are expenses, maintenance, utilities, and liabilities that come with keeping it available and enjoyable for everyone.

We simply ask that everyone respect our property, our time, and the policies we have in place.

🌳 365 DAYS OF BLACK OAK RANCH🖤

It’s been 365 days since we took a leap of faith into something most would have run away from - Purchasing an empty ranch that we had always admired and dreamed of owning.

Having previously been a boarder at this very ranch, under the care of its incredible former owners, we always said that one day we would own this place. When the property sold in 2023, we thought our chance had come and gone. But sometimes, patience and timing make all the difference. On October 15, 2025, that dream finally became our reality.

The last 12 months certainly haven’t gone as planned. We’ve been dealt some incredibly challenging hands. The burnout, depression, and second-guessing became very real. There were moments when the excitement faded, the weight of ownership felt overwhelming, and we questioned whether this journey was worth it.

Just 60 days after opening, the facility was full with a wait list. Earlier this Spring, we made a business decision that no business owner wants to make, removing a trainer and 19 horses from the facility because it wasn’t the right fit. Since then, it’s all been about who is the right fit for the community we are building.

That caution has been intentional, and it has helped us rebuild with clarity and purpose. Today, we are back to nearly full capacity, with only one stall and one dry lot available.

Being an entrepreneur has never been for the faint of heart. Building something from the ground up takes sacrifice, resilience, and a willingness to keep going when things get hard. The drive is back and the passion re-ignited.

To our incredible boarders who continue to believe in us, support us, and help make this dream a reality — THANK YOU. You are a huge part of what makes Black Oak Ranch what it is, and we are incredibly grateful for every single one of you.

To our ranch hands; Kason, Mandy, and Kaley - Without you, this wouldn’t be possible. I’m beyond thankful for everything each and everyone of you do for us and the horses here at BOR.

One year down. A whole lot of lessons learned. And a renewed vision for what’s to come.

Well… I was holding back two stalls for some personal horses after the Pink Buckle Sale, but unfortunately, I wasn’t one of the lucky winners this year! So, before I go making any more impromptu purchases, I need to fill these stalls as we head into Winter.

With that being said, BOR has limited availability!

Such a bummer…

Unfortunately, miserable people will always find something to be miserable about. You can pour your time, money, energy, and heart into creating something fun for the community, and there will still be people determined to find something wrong with it. Don’t let the negativity overshadow all of the people who genuinely appreciate what you’re doing. Hannah - You’ve done some amazing things for the community, and that shouldn’t be forgotten.

As ironic as it may seem, some of the loudest chatter often comes from the very people who benefit the most from someone else’s willingness to own, operate, and provide a facility like this. And honestly, that part is heartbreaking.

As a ranch owner myself, I’ve walked into countless conversations about me. I’ve accidentally received voicemails from people who forgot to hang up, gotten text messages that were never meant for me, and had people come directly to me to tell me about conversations that were being had behind my back.

Here’s what I’ve learned: If you have a critique, concern, or problem with the host, go to them directly. It’s really that simple.

These facilities don’t run themselves. There are countless hours, expenses, headaches, and sacrifices that the public never sees. It’s easy to criticize from the sidelines; it’s a whole different thing to actually step up and provide something for your community.

Support the people who are willing to do it. And if you have a problem, have the courage to address it with them—not everyone else.
