Don’t Buy Real Estate ONLY for the appreciation. It won’t be worth it but keep reading

Buying real estate just for the appreciation only is placing all your bets on something you can’t control. You’ll never know when the market will go up or down or even by how much. 

Most people buy to live and enjoy their life and growth in the home and that’s beautiful, that’s a dream I’ll fight to provide for every client and family I represent. 

But for investing, real estate is not a stock market share, don’t treat it that way…you can leverage it in so many ways: 

1️⃣ Refinancing - if interest rates drop lower than what you bought for significantly or by a decent amount, you can take out up to 80% of your equity tax free. The con of this is it restarts your mortgage back to 30yrs (but done correctly you lowered your mortgage payment) or whatever duration term you chose but the average selection is 30yrs. Smart move would be to reinvest it, any additional property you buy is 25%down and roughly 10%closing costs because secondary homes or more can be viewed as investments. 

2️⃣HELOC - Protects your interest rate and provides you essentially a credit card directly linked to home Equity that can be used with a significantly lower interest rate than taking a loan from a bank. 

3️⃣ Sell High - Contrary to popular belief, your house is not worth what the appraiser tells you it’s worth, it’s worth is whatever someone is willing to PAY for it. Don’t believe me? During the pandemic homes were selling for $100,000 OVER ASKING. The appraiser doesn’t tell you what it’s worth, it tells the lender what they should be willing to help you finance it for.  Presentation is KEY on this — Yes pricing, condition and all the others are important too but I’d argue that those are all subcategories to the presentation because how you showcase it matters.
