TL;DR: The Board reviewed an updated 2027 budget that reduced the original $85K deficit to about $47K and agreed to include staff wage adjustments and a new Landscape Technician position. To balance the proposed budget, the Board is considering a $15 assessment increase to $341 for 2027, along with investment income and a lower delinquency factor. Final budget approval is scheduled for September 17 at 6:30 p.m., and residents will have an opportunity to speak during Member Voice.

Hello Great Northwest residents, Jacob here, your Community Manager, with a recap of yesterdayโs Board meeting. I want to start by thanking the eight residents who attended the meeting. We appreciate you taking the time to come out, stay informed, and be involved in our community.
The main focus of Thursdayโs meeting was the proposed 2027 Operating Budget. I presented an updated budget proposal that reduced our projected deficit from $85,108 to $46,544. We were able to make significant progress by changing PEO providers and associated payroll, HR, and employee health insurance costs; reviewing 2025 year-end actuals to better project expenses; and identifying areas where expenses were essentially being budgeted twice.
With that progress made, I also asked the Board to consider staff wage adjustments and the addition of a new Landscape Technician position beginning in 2027. The additional position is being requested due to the increased workload within the Maintenance Department, particularly with landscaping and larger community projects.
After extensive discussion in both open and closed session, including an individual review of staff wages, the Board agreed to include both items in the proposed budget for a combined additional $77,398.
To balance the proposed budget with these additions, the Board discussed and agreed to lower the Associationโs Delinquency Factor to 8%, anticipate approximately $41,836 in income from the Associationโs new investment account, and propose a $15 assessment increase. This would bring the 2027 annual assessment to $341.
It is important to emphasize that this is still the final proposed budget and has not yet been adopted. The Board is scheduled to make its final decision on the 2027 Operating Budget at the September 17 meeting.
The next Board of Directors meeting is Thursday, September 17, 2026, at 6:30 p.m. This meeting will include Member Voice, where residents who wish to address the Board may sign up and have up to three minutes to speak. If you have thoughts or questions about the proposed 2027 budget or other community matters, I encourage you to attend and participate.

We kicked off our Fall 2026 soccer season games this past weekend! โฝ๐

GNW mark your calendars for Tuesday, October 6th for the city's annual Neighbor's Together event! ๐ฃ
Neighbors Together is a community outreach initiative intended to bring neighborhoods together, while also fostering a police-community relationship.
Getting to form strong bonds with our fellow neighbors helps ensure our neighborhood is working together as a team. This is one of our many annual events to ensure that bond is not only made, but strengthened. ๐๐ก๐ฎ
This community event is hosted by multiple GNW Board Members along with various other GNW community members who register. This event is the perfect opportunity to grow the community, meet, greet, and have a bite to eat! ๐ก
