Do you need planning permision? Almost always yes for greenfield sites and residential-adjacent locations. Commercial conversions — warehouses, leisure centres — sometimes qualify for prior approval instead: faster, but not automatic. Existing sports facilities often fall under permitted development, but the specific conditions need to be verified.

How long does it take? Standard application: 8 weeks statutory minimum, realistically 10–12. Complex sites or those that attract objections: 3–6 months. Conservation areas, listed buildings, Green Belt: plan for 12 months minimum.

What moves it faster? Pre-application advice from the local authority. A structural engineer's report on the proposed site. An acoustic assessment if the courts are near residential property, keep in mind that councils consistently flag noise, particularly for floodlit outdoor courts. These steps take weeks, not months, and they tell you early whether a site is viable before you're committed to a lease.
