One of my favorite parts of being a Realtor is that my office moves with me. Some days it's a showing, some days it's the closing table, and some days it's a corner table at a local coffee shop, answering client questions between sips.

My husband asked me Google's #1 real estate question: "Is now a good time to buy a house?"

My honest answer? The best time to buy is right now… if you're ready. Here's why: nobody can perfectly time the market.

What matters more than the market is your situation:
→ Can you comfortably afford the monthly payment?
→ Do you plan to stay in the home for a few years?
→ Is your current home or lease still working for you?

If those line up, waiting for a "perfect" moment can cost you more than it saves. And if they don't line up yet, I'll tell you that too. Honest answers are part of the job.

How much does a roof replacement cost? 🏠

Home reno surprise #2: we opened the ceiling and found… wasp nests. 🐝

While working in the living room and downstairs, we opened the ceiling cavities and discovered wasp nests tucked inside. Definitely not on the project plan. 🤣

This is exactly why I always include a contingency budget in any renovation. Once you open a wall or ceiling, you never really know what you'll find, and it's much less stressful when you've planned for a surprise or two.
