King tides return to South Orange County this week 🌊

What are king tides? They’re the highest predicted tides of the year. They happen when the Earth, moon and sun line up and their pull on the ocean is at its strongest. They’re natural, predictable and a good reminder of how dynamic our coastline is. This fall and winter, with El Niño in the forecast, water may run a little higher than usual.

A little preparation goes a long way. If you live near the sand or in a low-lying area, it’s a good time to stock up on sandbags before the storms.

📍 Where to find sandbags:
Laguna Beach
* Empty bags: free at all four Laguna Beach fire stations (bring your own sand; beach and playground sand isn’t allowed)
* Filled bags, when the city sets them out ahead of heavy rain: ACT V Parking Lot, 1900 Laguna Canyon Rd, and Aliso Beach East Lot, 31132 S. Coast Hwy. Limit 10 per property, resident ID required.
San Clemente
* Free sand, bags and shovels at Richard T. Steed Memorial Park (247 Avenida La Pata) and San Gorgonio Park (2916 Via San Gorgonio), 6am–10pm. Limit 25 per person.
Newport Beach & Corona del Mar
* City Corporation Yard, 592 Superior Ave. Limit 10 per resident, proof of residency required. Call 949-644-3055 to confirm before you go.
Dana Point, Laguna Niguel & San Juan Capistrano
* Check with your local Orange County Fire Authority station or city public works. Call OCFA at 714-573-6200 or visit ocfa.org.
🛠️ Local hardware stores also carry filled and empty sandbags.

Enjoy the tides safely: watch from a bluff or lookout, never turn your back on the ocean, steer clear of flooded walkways and give coastal wildlife extra room.

Laguna’s median sale price is up 16.5% from last year. And right now, sellers above $2.5 million are taking bigger discounts than they were a year ago.

Both of those are true at the same time.

As of this week, homes above $2.5 million in Orange County are closing about 5% under list. Below that line, the market is behaving completely normally. In Laguna specifically, of roughly 175 active listings, 122 have been sitting more than 30 days. But the ones priced correctly? They’re closing at 101.5% of asking.

So there’s no such thing as “the Laguna market” right now. There are two of them, on the same street. One is selling above asking in two weeks. The other is on day 90, about to cut.

It doesn’t stop at the top. A home in Three Arch Bay listed at $22 million and closed a little over $19 million. A rising median did not rescue that price.

Two kinds of sellers in Laguna right now. The ones who price to where the market is and control the negotiation. And the ones who price to where they wish it was and negotiate from behind on day 90. Six weeks from now, you’ll know exactly which one you were.
