Today we inspected the tattoo booth at Victory Field for IBEW Local 481 family day.

Sometimes the problem isn't what I find. It's what I can't inspect.

Locked electrical panel.
Utilities turned off.
Inaccessible crawlspace.
Stored belongings blocking equipment.

Those things matter. If I can't safely access or operate something, I'm going to document the limitation and will not pretend I inspected it. I'd rather tell you what I couldn't see than guess about what I couldn't see.

The house passed your walkthrough. That wasn't an inspection.

A walkthrough tells you whether you like the house. An inspection is a different conversation.

I'm looking at the visible and accessible components of the property and documenting what I find. Roof. Exterior. Electrical. Plumbing. Attic. Structure. HVAC. And a whole lot in between.

Decks don't fail overnight.

Deck problems usually leave clues before they become major issues. Fasteners, flashing, attachment points, and structural components all tell part of the story. This is one area I pay close attention to.
