It was a pleasure to speak at the Social Mums Club event on Wednesday evening alongside Kerri Wicks from Mortgage Choice Alexandra Hills and Renee from Insight Buyers Advocate Cleveland.
We had some fantastic conversations around buying, selling, investing, understanding your current position, and how working with the right lending professionals can help you achieve your property goals.
A huge thank you to Talia and the Social Mums Club for the invitation and for bringing together such an engaged group of incredible women. It was wonderful to share our knowledge and answer so many great questions.
And we’re so glad the colouring library bags were a hit with the little ones too! 😊
Thank you to everyone who came along. We look forward to seeing you at the next one.

The early stages of a campaign in Alexandra Hills carry more weight than most sellers realise.
Because once buyers form an opinion, it becomes very difficult to shift it later, which is why strong preparation usually creates stronger outcomes.

One of the first conversations I have with a new landlord usually catches them by surprise.
Most people expect me to ask...
"What rent are you hoping to achieve?"
Or...
"When would you like a tenant?"
But I rarely start there.
Instead, I ask one simple question.
"What do you want this property to achieve for you?"
Sometimes the answer is financial freedom.
Sometimes it's helping fund retirement.
Sometimes it's creating long-term wealth for the family.
Sometimes it's simply knowing the property is being looked after while they're living interstate.
Every answer is different.
And that's exactly why every management strategy should be different too.
Because if I don't understand your goal, how can I recommend the right rent, the right lease strategy, or the right long-term plan?
After 23 years in property management, I've learnt that the best outcomes don't come from treating every investment the same.
They come from understanding the person behind it.
Sam's Insight
A successful investment doesn't start with the property.
It starts with understanding what you want the property to do for you.

Many sellers assume the first step is preparing their home for sale.
In reality, the first step is understanding your options.
Before spending money on improvements, renovations or styling, it's worth having a conversation about what will actually add value and what buyers in today's market are looking for.
A little guidance early can save a lot of unnecessary expense later. https://macwell.com.au/property-management/contact/

Many homeowners spend months, sometimes years, wondering whether they should make a move.
Often the biggest obstacle isn't the market.
It's uncertainty.
Understanding what your property is worth today can help you make informed decisions about your future, whether that's moving, downsizing, upsizing or simply exploring your options.
At Macwell, our appraisals are obligation-free and designed to give you clarity, not pressure.

"The Property Nobody Talks About"
You catch up with a friend over coffee.
They tell you about their investment property.
The tenant stopped paying rent.
The hot water system failed.
There was damage when they moved out.
The whole thing has become a headache.
Then they ask you...
"How's your investment going?"
You stop and think for a moment.
The rent comes in.
The tenant seems happy.
The property's being looked after.
You haven't had to chase anything.
In fact, you haven't really thought about it much at all.
And that's when you realise...
That's exactly how it should be.
The best investment properties aren't always the ones generating stories.
They're the ones quietly doing what they're meant to do.
No drama.
No surprises.
No constant stress.
Just a well-managed property, a good tenant and confidence that someone is keeping an eye on things.
Because sometimes the best property management is the property management you barely need to think about.

"The Home You Love Might Not Be The Home You Need.
You've lived there for years.
You know every creak in the floor.
You've painted walls.
Planted gardens.
Celebrated birthdays.
Made memories.
It's home.
But lately you've found yourself thinking...
The stairs are becoming harder.
The yard is becoming more work.
The spare bedrooms don't get used anymore.
Or perhaps it's the opposite.
The family has grown.
The garage is overflowing.
And you're starting to wonder how you ever fitted everything in.
It's funny how often people think selling is a financial decision.
In reality, it's often a lifestyle decision first.
The numbers matter.
But most moves begin because life changes.
And eventually, the home that was perfect for one chapter no longer fits the next.
That's not a bad thing.
It's simply part of moving forward.
